If an order cannot be fulfilled at the displayed price due to exceptional circumstances, we reserve the right to cancel the order and will notify you promptly. Where payment has already been made, a full refund will be issued using the original payment method.

4. Orders

After placing an order, you will receive an order confirmation email.

Edian Homes reserves the right to:

  • decline any order;
  • limit purchase quantities;
  • cancel orders due to suspected fraud;
  • cancel orders when products become unavailable.

If payment has already been collected for a cancelled order, a full refund will be processed using the original payment method.

5. Payment

We accept payment methods made available on our website.

Orders will only be processed after successful payment verification.

Failure of payment authorisation may result in cancellation of your order.

6. Shipping & Delivery

Edian Homes delivers within Singapore only.

Estimated delivery times are provided for reference only and are not guaranteed.

Delivery delays caused by:

  • courier companies,
  • public holidays,
  • weather conditions,
  • customs,
  • unforeseen circumstances,

are beyond our reasonable control.

Customers are responsible for ensuring that the shipping address provided is accurate.

Additional delivery charges may apply for unsuccessful delivery attempts due to incorrect information supplied by the customer.

7. Returns, Refunds & Exchanges

We offer a 7-day return policy.

Customers may request a return within 7 calendar days from the date of delivery.

To qualify for a return:

  • the product must be unused;
  • the product must be in its original packaging;
  • all accessories, manuals and packaging must be included;
  • proof of purchase must be provided.

Products that have been:

  • used,
  • damaged by misuse,
  • modified,
  • assembled,
  • washed,
  • or are missing components

will not qualify for returns unless the item is defective upon delivery.

Refunds will be processed after inspection and approval.

Refunds will be made using the original payment method unless otherwise agreed.

Original shipping fees are non-refundable unless the return is due to our error or a defective item.

8. Damaged or Incorrect Items

If you receive:

  • an incorrect item;
  • a defective product;
  • a damaged product,

please contact us within 7 days of receiving your order.

Customers may be required to provide photographs or videos showing the issue before a replacement or refund can be processed.

9. Promotions

Promotional codes:

  • cannot be exchanged for cash;

  • may have expiry dates and usage limits.
